Whatever the fault turns out to be, this part is the same.

We find the actual cause

Water runs along battens and rafters before it drips, so the wet patch on your ceiling is rarely under the hole. We trace it back rather than guessing from inside.

Made safe first if it needs it

If something is loose enough to come off in the next bit of wind, that gets dealt with before anything else, for your safety and your neighbours.

You see what we found

Photos from the roof, so you are not taking our word for something you cannot see. It is also what makes an insurance claim straightforward.

An honest verdict on the whole roof

While we are up there we look at the rest of it. If the covering has years left we will tell you. If it is on its last legs, you will hear that too, without a hard sell attached.

We do emergency leak repairs and make-safe work during the working day. We do not run a night and weekend call-out service, and we would rather tell you that than let you find out at 10pm.

How a repair runs

Most repairs are a few hours to a day. You will know which before we start.

You tell us what it is doing

Where the water shows, when it started, and whether it happens in every downpour or only in driving rain. That last one narrows it down more than people expect.

We come and find it

Up on the roof and into the loft if we need to. We trace the water back to the entry point rather than working from the stain on the ceiling.

You get the verdict and the price

What is wrong, what it needs, and what it costs. If the roof needs replacing rather than repairing we will say so, and if it does not, we will say that.

We fix it

Most repairs are done in the same visit or the next one. Bigger jobs get booked in and you get a date.

Repair or replace, and how we decide

This is the question this page exists to answer, and the one people are most often given the wrong answer to. Here is how we call it.

Why a roof leak is rarely where you think it is

Water gets in at one point and comes out somewhere else. It runs down the underside of the felt, along a batten, across a rafter, and drips wherever it happens to find a break. That is why the wet patch on a bedroom ceiling is often several metres from the actual fault, and why repairs based on the stain rather than the source keep failing.

The places roofs actually leak are consistent. Lead flashing where the roof meets a wall or a chimney. Valleys, where two slopes meet and all the water on both of them is funnelled into one channel. Abutments and box gutters. Mortar at the ridge that has cracked and let go. Every one of those is a detail rather than the covering itself, which is exactly why so many leaking roofs do not need replacing.

It also explains why some leaks only appear in driving rain. Wind pushes water uphill under a tile or behind a flashing in a way that vertical rain never does. A roof that is fine in a downpour and drips in a storm is telling you something specific, and it is worth mentioning when you call.

We fix other roofers' work regularly. A polycarbonate roof installed completely wrong, bad leadwork, torch-on that was never going to hold. It is not that the trade is full of cowboys. It is that the details take time, and the details are the first thing to get rushed when a job is priced too keenly.

So we look properly, we show you photographs of what we found, and we quote the fix rather than the roof. If the honest answer is that the covering has had it, you will hear that instead, with the evidence to back it up.

Questions about roof repairs

Do you come out at night or at weekends?

No. We do emergency leak repairs and make-safe work, but during the working day. We would rather be straight about that than have you waiting on someone who is not coming. If water is coming in now, call us and we will get to you as soon as we can in working hours.

How much does a roof repair cost?

It depends what is wrong and how much scaffold or access it needs. Most repairs are hours rather than days, and priced as such. We come and look first, at no charge, then give you a figure for the actual fix.

Can you find a leak if it only happens sometimes?

Usually yes. An intermittent leak is a clue rather than a problem: if it only comes in during driving rain, that points at wind-driven water getting behind a flashing or under a tile, which narrows down where to look considerably.

Will you tell me if I need a whole new roof?

Yes, and we will show you why. We will also tell you when you do not, which happens far more often. Most of the roofs we get called out to need a repair, and that is what we quote.

Can you deal with my insurance company?

Yes. Where storm damage is a claim we handle the insurer directly and provide the photographs and the report they need.

My ridge tiles are loose. Is that urgent?

It is worth doing sooner rather than later. Loose ridge tiles let water into the roof and, in a strong wind, they can come off entirely. Re-bedding and re-pointing a ridge is a straightforward job and much cheaper than the damage a fallen ridge tile causes.

Do you clear moss off roofs?

Yes. Moss holds water against the tiles and blocks gutters and valleys, so clearing it is worth doing. We will also tell you honestly whether yours actually needs it, because moss on a sound roof is often cosmetic rather than urgent.
