What is included on every replacement

Whichever covering you pick, this is the same.

Scaffold before anything else

Erected first, every time. Nobody works off a ladder on a strip, and it is what lets us work safely above your house and your neighbours.

The timbers get checked

While the roof is open we look at the rafters and battens underneath. If something is rotten you hear about it then, not after it has been covered up.

Proctor Air breathable felt

New membrane on every replacement. It lets moisture out of the roof space instead of trapping it against the timbers.

Dry ridge and dry verge

Ridge and hip tiles fixed mechanically rather than bedded on sand and cement. Mortar cracks and works loose. Dry systems do not.

A 15 to 20 year guarantee

Issued on every roof we install, once the job is signed off. If something goes wrong inside that period you call us and we come back out.

The site cleared properly

Waste taken away and the ground swept before we leave. You should not be finding old nails in the lawn next spring.

How a replacement runs

One to two weeks on most houses, depending on the size of the roof.

We look at the roof properly

Up on the roof, not squinting from the pavement. Then we tell you what we have found and whether it genuinely needs replacing.

Scaffold up, materials delivered

Scaffold is erected first and the materials come to site, so once we start the job runs straight through.

Strip the old covering

The old tiles or slates come off and the timbers underneath get checked while they are exposed. We work in sections so the roof is never open overnight.

Felt, battens and new covering

Proctor Air breathable felt, new battens, then the new tiles or slates laid to manufacturer spec.

Ridge, hips and flashing

Dry ridge on the ridge and hips, and the lead details around chimneys, valleys and abutments. This is the part that decides whether a roof leaks.

Clear up and guarantee

Scaffold comes down, waste goes, the site is swept and your guarantee is issued.

Tile or slate, and what the difference actually means

Most replacements come down to these two. Here is the honest version, including where tile is the better buy.

When a roof actually needs replacing

A roof needs replacing when the covering has reached the end of its life across the whole roof, not when one part of it has failed. That distinction is worth money to you, because the two get quoted very differently.

The signs that point at replacement are consistent: tiles shedding their surface across the whole roof rather than in one patch, felt that has perished so daylight shows through in the loft, repeated repairs in different places over a few years, and sagging that follows the line of the rafters. One slipped tile is not any of those.

The signs that point at repair are just as clear. Water coming in around a chimney, a valley or an abutment is usually a flashing problem, and flashing can be replaced without touching the rest of the roof. Loose ridge tiles are a re-bedding job. A handful of cracked tiles on a covering that is otherwise sound is a morning's work.

We have quoted plenty of roofs where the honest answer was a repair, and we have said so. That is the whole reason people call us back. If the job needs doing, then it needs doing, but nobody is getting sold a roof they do not need.

Questions about roof replacement

How much does a roof replacement cost?

It depends on the size of the roof, its pitch, how much access it needs and what we find when the covering comes off. A bungalow and a three storey semi are not the same job. We would rather come and look at it and give you a real figure than quote a range down the phone.

How long will it take?

One to two weeks on most houses. Bigger or more complicated roofs take longer, and weather can move it, but we will tell you the expected run before we start.

Can I stay in the house while the work is done?

Yes. It is noisy while the strip is happening and there will be scaffold up for the duration, but the house stays watertight and you do not need to move out.

Do I need planning permission to replace my roof?

Not usually. Replacing like for like on a normal house is generally permitted development. It changes if the property is listed or in a conservation area, and we do not take on listed or heritage roofing, so we would point you to a specialist for those.

Will you check the timbers underneath?

Yes, while the roof is open. If a rafter or batten has gone we tell you at that point and price the repair separately, rather than covering it up and leaving it for the next roofer to find.

What happens if it rains halfway through?

We strip and re-cover in sections rather than opening the whole roof at once, so there is always a way to make it watertight at the end of the day. If the weather turns badly we stop and sheet it up.
